great tenants for good landlords. We are based in Didsbury village and we always have a

wide range of properties on offer across South Manchester. We rent properties to

professionals and students so whether you need a place for yourself, or a shared

property for groups of up to 10 people you shouldn’t need to go anywhere

WE WILL HELP YOU HUNT DOWN

YOUR PROPERTY PREY


Once you have viewed and decided to take a property you must reserve it by putting down an

Agency Reservation Fee (non refundable if you later withdraw - details below). Paying this

fee shows financial commitment and ensures we remove the property from the open market

while we process your application (which should only take a few days at most). It is

also a part payment towards the various costs incurred in setting up your tenancy.
 
 
DEPOSITS AND THE TENANCY

DEPOSIT SCHEME


You will be required to pay a deposit equal to 5 weeks rent before the commencement of the

tenancy as security. Tiger Property Partners either send the deposit monies

away to the Deposit Protection Service (DPS), or hold your monies in accordance

with regulations laid down by the Tenancy Deposit Solutions Ltd tenancy deposit

scheme (www.mydeposits.co.uk). The deposit is returned to you at the end of the

tenancy subject to conditions.

REFERENCES AND CREDIT CHECKS

While setting up the tenancy for you we need to take references from your employer and

current landlord and to speed up the application process we recommend you inform these

parties in advance that we will be contacting them. We will also carry out an Experian credit

check on all new tenants;

AGENCY RESERVATION FEES


The Agency Fee we will charge you is a part payment towards the costs of setting

your tenancy up properly. You will receive a tenancy contract written in plain English

which we will spend time reading through with you before you sign it, and in the case

of managed properties we also register your deposit with either

MyDeposits.co.uk or DPS tenancy deposit schemes.

 

We respect your legal and ethical rights as a tenant, and we are here to

help you relieve the stress of moving.

Agency reservation fees to professional tenants and families are*:
 

 

£102.00 for 1 individual   (£85+ VAT)

£168.00  for a couple / family   (£140 + VAT)

£180.00 for 3 tenants   (£150 + VAT)

£216.00 for 4 + tenants   (£180 + VAT)

 

(* Please note that all tenants agency reservation fees are non refundable if you later withdraw for any reason,
or fail the credit checking process).
  


 
GUARANTORS


In the case of certain professional tenants applications we may require you to provide us

with a Guarantor. In this eventuality your guarantor would be required to commit in writing

before the tenancy begins that they accept to step in and pay the rent for you at any point

during the tenancy if you cannot. This is usually a parent, grandparent or legal guardian

who will perform this function, but can be anyone who is a homeowner.

 

 
TEMPORARY HOLDING DEPOSITS


If you cannot move in for 2 weeks or more we may require you to hold your required property

by paying a holding deposit (usually £200). This is not an additional fee but a part payment

towards the overall deposit. Please note however that should you withdraw for whatever

reason after committing to take the property you may automatically lose this holding deposit.
 

 


METHODS OF PAYING FEES,

RENT & DEPOSIT



When you move in we will organise for your rent from month 2 onwards to be paid by

Standing Order but we need to have receipt of cleared Agency Reservation Fee

and deposit funds before we can hand over keys to any rented property, so to help

us prepare for your moving day please note the other following

methods by which you can pay us:


1.  No later than 10 days before your moving in day give us a personal cheque for the

first month rent + deposit. It should be cleared in time for your moving day.

2.  No later than 4 days before your moving in day electronically BACS transfer the first

month rent & deposit from your bank to ours, or pop into a branch of Barclays Bank

& deposit cash. Add the property address and your surname to the money transfer

so we can see it arrive in our account. e.g.: ’32 Acacia - Smith’.

3.
  On the moving in day give us a Bankers Draft cheque from your bank for the

first month rent and deposit. These cheques represent ready cleared funds but you

will need to organise it with your bank the day before you need it, and check with us

first who it should be made payable to. Your bank will charge you to draw up a bankers

draft cheque.

4.  On the moving in day you can pay in cash to cover the first month rent and deposit.

Although it is our least preferred method of payment it is direct.

5.
 You can also pay us over the telephone using the following credit or debit cards

or by PayPal. Debit card payments are free, but unfortunately due to bank charges

Tiger charges a 3% handling charge which is added to credit card payments

(please note that Tiger does not charge for payments made using PayPal, but PayPal has its own

charging system which you should research before using this payment method).


MAKING PAYMENTS


If you need to make any agency fee, deposit or rent payments to Tiger Property Partners Ltd

either online or in person please contact us for the details of the specific

Tiger account you will pay into.
 


PAY PAL PAYMENTS

 

We handle these payments differently so if

you wish to use PayPal to make rent, deposit or

agency fee payments you will also need

our email address which is:

Overseas tenants making payments to

Tiger Property Partners Ltd need to

contact us for our banking details.

We will give you our swift code

and IBAN number.



            


Don’t forget … We receive hundreds of payments into our accounts every month so whenever you make any payment to us please attach a reference so we can recognise the payment, this should be the property address and your surname, e.g. ‘1 SMITH ST – JONES’. In the case of PayPal payments please use the box on the payments page to send us a message so we know to look out for your payment and allow 3 working days for us to receive the payment. Thank you !



 

DON’T FORGET ABOUT TENANTS CONTENTS INSURANCE

 

(protect your deposit and your stuff)

Your rent will never cover loss or damage caused to personal possessions

so Tiger  Property Partners Ltd recommends Endsleigh Insurance Services Ltd for

extremely competitive Tenants Contents Insurance, but whoever you take insurance

with do make sure you're covered.

know how the heating works, how the alarm works, where the utility meters and stop taps are, what to

do in the event of a property related emergency and take meter readings - all the important stuff.
