HERE ARE OUR TERMS OF BUSINESS (the fees bit)....
The fees we charge bear directly to the level of service you require, but we can tailor the fee to whatever level of service you want. Our standard list of services are as follows:
Tiger Introduction Only service
Do you carry out your own viewings, references, and sign your own contracts ?
Then use the Tiger Introduction Only Service. We will erect one of our brilliantly distinctive ‘To Let’ boards, advertise your property with at least one photograph on the internet and help set up and confirm viewing appointments for you to carry out.
If you let to Professional tenants our fee is £150 + VAT per property or
£100 + VAT per property if you let to Student tenants, and fee becomes due when the tenant has signed your contract with you.
There is NO registration fee required for this service or registration period applied, and this is a 'No Let No Fee' service.
Tiger Introduction Only Plus Service
Do you carry out your own viewings and sign your own contracts but want Tiger to credit check the tenants ?
Then use the Tiger Introduction Only Plus Service. As per the above but add £40+VAT per tenant for our full referencing service. Our credit checks are thoroughly verified by Experian and references will also be taken from the tenants employer and current landlord. You will receive a copy of the results.
There is NO registration fee required for this service or registration period applied, and this is a 'No Let No Fee' service.
Tiger Let Only Service
Do you sign your own contracts but want Tiger to advertise your property and carry out the viewings for you ?
Then you need our Tiger Let Only Service. You get the Introduction service as shown above with a number of photographs on the internet and we will carry out the viewing appointments for you. On finding tenants we will hand over to you to sign them up.
If you let to Professional tenants our fee is £250 + VAT, or 1 week rent per tenant if you let to Student tenants. Our fee becomes due when the tenant has signed your contract with you.
There is NO registration fee required for this service or registration period applied, and this is a 'No Let No Fee' service.
Tiger Let Only Plus+
Do you manage your own property but want Tiger to advertise it and do everything else required to install tenants ?
Then take advantage of our innovative Tiger Let Only Plus Service. We simply don’t know of another agent who offers so much for this price. For 1–2 tenants the set up Commission fee is £395+VAT for 3-4 tenants this fee drops to £140+VAT per tenant, and for 5-8 tenants the fee drops again to £100+VAT per tenant. The fee is payable by you only when the tenant moves in and is usually taken out of the first months rent. If you choose this service you will get;

A file containing copies of tenants application forms, credit check and reference results, an original Tenancy Contract, a statement showing rental and deposit income plus expenditure incurred and any other relevant documentation.
We draw up the tenancy contract for the tenants, meet with them and spend time running through the contract with the tenants before collecting the balance of their deposit which is equal to 5 weeks rent, plus the first months rent (in clearing funds), and hand over keys. The ongoing rent payments will be set up by drawing a bank standing order form for you which we will have the tenants sign, and after adding your relevant bank details we will forward this form onto their bank for you to start the rent payments from month 2 onwards.
As an additional service we will attend the property with them on the day they move in to take meter readings, hand over their welcome pack, and show them around the property which gives us an opportunity to answer questions like "where are the gas and electric meters?", "how does the alarm work?", "how does the gas central heating work?", "where is the water stop tap?" etc. The visit is used to explain "what to do in the event of a gas/water leak", what day the rubbish bins are emptied?", and any other important matters or questions the tenants have.
After installing the tenants in the property we will forward to you a file containing the original Tenancy Contract/s, copies of the tenants application forms and credit reference results( in the case of professional tenants), all deposits, copies of the standing order forms, the balance of the rent paid less our fees and a full statement of monies collected and fees charged.

Full and Comprehensive Tiger Managed Service
(for Student and Professional Properties)
Are you a professional landlord or do you just value your own time and anonymity ?
Do you want Tiger to advertise the property and do everything else required to install and manage the tenants ?
Then you must choose our Tiger Full Management Service. For an additional 10% fee per month (+ VAT) * you get all of the advantages of the Tiger Let Only Plus Service plus;

A full professional inventory with photos which the tenants will sign.

A Tiger ‘Welcome Pack’ for your tenants including Fair Trade tea and coffee.

We will help with the transfer of the tenants utility bills into their name.

We can organise the EPC plus the annual gas safety certificate if necessary.

We will handle the paperwork to register and unregister the tenants deposit with www.mydeposits.co.uk.

You will receive a rent statement each month detailing rental income and expenditure together with a covering letter communicating any monthly ‘news’ from the property.

The balance of rent transferred direct to your nominated bank account by BACS each month (within 7 days of receipt).

We have an in house property maintenance team to give you 24/7 property care.

* If it’s a student property our management fee is 10% + VAT of the monthly rent. Also there will be a one off
arrangement fee of 1 week rent per tenant charged at the beginning when the tenants sign for the following year.
We charge a one off set up charge of £395 (+ VAT) plus 10% (+VAT) of the monthly gross rental figure thereafter. The initial set up fee becomes payable by you only when the tenant moves in, and is generally taken out of the first months rent.
If your life is too busy, you value your anonymity, you don't want the bother of receiving calls from your tenants at all hours and you decide you just do not need the hassle of having to manage your property, then choose to sign up for our Full Tiger Management Service, and let us help you.
In addition to the Let Only Plus service details shown above, we take the responsibility for informing the necessary organisations about tenants moving in (i.e. Council Tax, gas, water and electricity suppliers), collecting the rents, managing the gas (and if necessary electrical) safety checks, looking after your tenants and property by visiting them and inspecting the property every 4 months. We also organise all general maintenance work at the properties for you- especially emergency work costing less than about £100 and will check with you before instructing any work likely to cost more than that (except in situations we believe at that time to be emergencies). This maintenance work will be organised through either your contractors or our chosen team of ' Partner Contractors' * (who are regularly checked and vetted). We provide you with a monthly rent statement by either post or email, whichever you prefer.

Rent Arrears
We are constantly working pro-actively to monitor the tenants monthly rent payments, but should rent arrears happen our aim is to help the tenants resolve the situation as quickly as possible, whilst keeping you fully updated along the way. Should litigation be required in order to resolve matters of rent arrears, any solicitors fees arising from follow on legal work carried out are not covered in our monthly management charge, but within reason we do not make extra charges for any help and time we put in to the process of recovering property or lost rent.
Please note also: Our full Tiger Management Service is comprehensive but we do regret that Tiger Property Partners cannot cover additional costs connected to any maintenance work which has to be carried out on your property during our management of it,i.e, the landlord has a legal duty to maintain the property so the monthly management fees we charge do not cover extra costs arising from annual gas safety inspections, electrical safety inspections, gardening or cleaning etc. Unless you have instructed us otherwise (e.g. by agreeing in advance to default power of authority to ourselves when organising minor works costing up to a pre-determined amount) in all but emergencies we would always consult with you beforehand on any work that is deemed required.
The fees shown above relate to one property given to us but if you are considering giving us a number of properties to either rent or manage then we will tailor a portfolio proposal to meet your needs.
